In order to achieve a swift property sale in the existing property market environment you must take each advantage that you can. Purchasers are as rare as hen’s teeth and so you must make a big effort when you learn from the estate agent that you have definitely got one of these illusive breeds coming to visit your property.
There are many things you can do to make the most of the experience that the buyer gets in your home and a few of the areas regularly overlooked by the home owner are the general cleanliness of the property and the off-putting effects that can be caused by your much loved pets.
Everyone lives with a varying level of hygiene in our home, some people are fanatical cleaners, others get the vaccum out only when they can’t see the surfaces for dust and bits. So in order to sell house fast you really must make sure that you clean your home to a very high standard. That way you will not put viewers off who are very insistent on a clean property, and certainly you will not find a problem with those less fussy viewers either.
It is easy, when living in a home, to become comfortable with typical muck and dirt. Woodwork particularly can go un-wiped and unnoticed quite easily. Try to look at your property from the perspective of a visitor, are there any marks, stains, that you just ignore on a day to day basis. Is there anything that seems especially grimey for example a staircase or picture rail full of filth? By considering your home with fresh eyes and spending a couple of days cleansing and wiping every surface you can make a massive difference to the appearance of the property, therefore maximising the likelihood of a swift property sale and with the additional bonus of a fresh and clean home while the home is on the market.
Another area, which can often be a delicate one is what to do with your pets. Pet owners love their dogs, cats, reptiles etc but they can, to others signify a smelly and unwelcome addition to a home. The viewer could predict a remaining smell of the animals once theyve left the property and the best way to deal with this is to re-home the animals for the length of the selling process if achievable. Obviously this is a drastic solution and one that will be an option for a minority of home sellers. If you are not willing to act in this way you must make sure that the impact the animals have on the home is minimal.
Keep pet beds in a garage or shed when not in use and have dogs outside wherever possible. Keep upholstery, curtains, cushions and any other fabric washed repeatedly. Make sure that floors are hoovered regularly and mopped if applicable. All this will keep the impact down and grant even the none pet lovers the chance to value all that your property can provide them with. Of course if you are fortunate, the viewer will be a pet lover and they can then see how their own pets would live in the property without the usual smelly additions. Of course there is no need to admit to the hours of cleaning you have put in to get to this point!
